The Building Engineer is responsible for helping to organize and maintain all building systems. The Building Engineer will create a Preventive Maintenance schedule to use as an accountability and tracking tool for continuous improvement. Also responsible to respond to service calls in all areas of the building in a timely manner

Technical Skill Requirements:
• Ability to read and understand blueprints and schematics.• Willingness to respond to emergency situations on short notice.• Ability to transfer technical expertise to property personnel.• Create, Perform, administer, document preventive maintenance programs.• Must possess excellent time management skills.• Basic computer skills. Must be able to learn our Building Management System• Maintain and manage a work order system for the building as well as complete work orders on a timely basis.• Communicate with all engineering personnel to make sure all engineering and preventative maintenance functions within the property to meet or exceed established standards.• Whenever possible minimize the services of an outside contractor.• Work directly with the property management team to identify and accomplish all technical and or skilled related projects within the building including but not limited to the following:o Perform electrical, plumbing and carpentry projects.o Perform routine maintenance to all building systemso Assist in HVAC unit repair projects.o Tenant space repair requestso Determine needs for contract repair/service.o Perform, administer and document preventative maintenance.o With management, implement and manage badge control systemo Carpet repair/tile floor repair.o Minor roof repairs, painting projects, and exterior projects.o Boiler and chiller operationso With GM, identify skills needed for different projects and train technical people at Property.o Perform capital review, keep status currento Continue ongoing training for property based engineering personnel.
Hospitality Skills Requirements:
• Professionalism and courtesy are to be extended at all times to all associates, visitors, and vendors.• Everyone should be professionally greeted within 5 ft. of your area when in public areas of the building.• Personal/business conversations among associates to be stopped in order to assist tenants.• Associates should take initiative to offer assistance or answer questions throughout the building.• Associates should remain highly visible and be readily available for tenants at all times.• Associates should always demonstrate self-confidence, energy and enthusiasm.• Associates are equally responsible for their continuous training/personal development, especially relating to professional hospitality, technical skills and proactive approaches to solve property concerns.• Associates should take responsibility to formally or informally learn about other departments within the building.• Associates are encouraged to offer improvement ideas and acknowledge good performance of others. Attending regularly scheduled meetings offers a great opportunity to express suggestions and assist with problem resolution.• Associates are encouraged to offer improvement ideas and acknowledge good performance of others.• Use empowerment to exceed expectations and resolve conflicts.• Associates are to work as a team helping all teammates to complete the required activities which will ensure tenant satisfaction.• Thoroughly understand the property service culture.
Additional Responsibilities
• Know and understand guest needs and expectations• Assist team with training, supplies and support in order to consistently provide quality service .• Practice safety standards at all times. Know all building emergency procedures.• Comply with federal laws and break periods.• Comply with Record Retention, Standard Operating Procedures and daily responsibilities.• Adhere to all work rules, procedures and policies established by the company, including, but not limited to, those contained in the employee handbook
Associate Requirements:
• The building operates 7 days a week, 24 hours a day. Department schedules must accommodate fluctuating business demands and associates may be asked to work shifts other than those they prefer or normally work.• Associates are required to comply with The Michaels Organization uniform and appearance standards.• Associates are expected to carry out all reasonable requests by Managers which the associate is capable of performing.
Required Education/Training:
High School Diploma required.
Required Skills and Abilities:
• HIGH PRESSURE BLACK SEAL BOILER LICENSE REQUIRED
