City of Winnipeg Hiring For Accredited Appraiser at Winnipeg, MB Full Time
Under the direction of the Supervisor of Leasing and Appraisals, the Accredited Appraiser is responsible for the appraisal of all types of appraisal reports and evaluations of various interests in all types of real estate from simple to significantly complex real property situations including acquisitions, sales, leases, land development dedications, impoundment land appraisals, partial takings for negotiated settlements and expropriations. This position ensures compliance with (CUSPAP) the Canadian Uniform Standards of Professional Appraisal Practice.
As the Accredited Appraiser you will:
- Prepare and complete assigned properties for the determination of appraised value.
- Inspect and appraise land and buildings.
- Maintain suitable databases necessary for the provision of effective appraisal service and work log inventory.
- Review and provide comment on appraisal reports prepared by independent and staff appraisers. Prepare written reports for submission to various Committees of the City.
Your education and qualifications include:
- Accredited Appraiser Canadian Institute (AACI) certificate required.
- Membership in AIC and obligation to meet the Continuing Professional Development requirements to maintain Member Status.
- One (1) year of experience dealing with commercial, industrial, expropriation and investment lands as an Accredited Appraiser.
- Some litigation experience as an expert appraisal witness.
- Experience analyzing problems, appraisal/accounting and other evidence generated by a multitude of disciplines as they relate to Real Property matters and to understand the implications thereof; and to generate alternative courses of action and recommendations supported by sound appraisal and business practices.
- Ability to perform all methods of appraisal.
- Experience maintaining control of emotions and behavior in stressful situations, under litigation, cross-examination, dealing with irate clients.
- Excellent verbal communications skills to enable effective defense presentation and effective coaching of staff.
- Strong written communication skills, including preparation of professional level correspondence, appraisals and administrative reports.
- Strong organizational skills with the ability to prioritize work in a deadline driven environment.
- Proficiency with Microsoft Office Suite (Office, Word, Excel, PowerPoint) and appraisal databases.
- Ability to establish and maintain effective working relationships at all levels within the department, individuals from other departments, external contacts and the general public.
- Ability to work with minimum supervision.
- Ability to coach and mentor staff and work as a team member.
Conditions of employment:
- The successful applicant(s) must maintain legal eligibility to work in Canada. If the successful applicant(s) possesses a work permit, it is their responsibility to ensure the permit remains valid.

- Must possess and maintain a valid Manitoba Class 5 Driver’s License. The successful applicant will be required to provide a vehicle for transportation while on City business, subject to the terms and conditions of the City Transportation Policy.
- Must maintain designation in accordance with the Appraisal Institute of Canada.
