Position Summary
Delivers building janitorial or maintenance services or exterior landscaping delivery or restaurant and
restaurant equipment cleaning for designated zone area customers through effective vendor management.
Develops and maintains professional working relationships with site customers and ensures customer
satisfaction. Manages the related book of business through efficient vendor management within a
designated budget. Identifies and schedules vendors. Partners with vendors to ensure work schedule(s)
and services performed are met in accordance with OSHA and related safety guidelines, customer
agreements, and Company standards. Audits the work performed to ensure customer and Company
expectations are met.
Essential Duties and Responsibilities
Manages the customer and vendor relationship for assigned accounts within the zone.
Responsibilities include but are not limited to performing the following duties:
Manage the Customer Relationship:
• Perform monthly/quarterly visits with customer District and Regional management to ensure
customer satisfaction and sustained relationship through a review of vendor performance and
opportunities; provide support for store manager meetings and conference calls to review
operations and opportunities per contract requirements
• Maintain an active presence and excellent clear communication with customer store managers,
District and Regional managers through routine texts, emails, and phone calls to ensure vendor
contractors are meeting contract commitments
• Complete timely and proper store audits with prompt follow up to resolve issues falling below
expected standards
• Ensure buildings are properly supplied, equipped, and orderly
• Maintain response to service calls, emails, or queries within 2 hours
• Provide backup crew work (personally support the fulfillment of the work order) on rare occasions if
vendor staffing is compromised.
Manage the Zone Operations:
• Create and maintain service delivery plan
• Source and schedule vendors
• Analyze zone profit and loss (P&L) statements to ensure management of expenses within budget • Submit project dates to the head office by the date required
• Submit timely, correct, and on budget vendor contractor changes
• Consistently evaluate opportunities for improved and expanded services in the area
• Maintain an accurate database of KBS owned equipment
• Ensure project work is completed correctly and tickets submitted
• Submit accurate reports before the deadline(s)
• Learn new cleaning process, equipment, and procedures
• Maintain ongoing knowledge of all compliance standards (OSHA, State/Federal and KBS)
Manage Vendor Relationships:
• Conduct regular walkthroughs with contractors at the location of service; coach and train contractors
to complete scopes of work for all work assigned
• Assess contractor work and provide a concise and timely written communication to
vendor/contractors for work not being properly completed and work to resolve any issues up to and
including replacing the contractor(s) with a vendor or replacing the providing vendor
• Source new qualified vendor/contractors
• Collect required contractor documentation
• Perform services where vendor/contractor is not available; may require site-specific certification
and training
• Ensure prompt contractor/vendor response to email requests from KBS corporate
• Ensure contracted scope of work is met and tickets turned in
• Help contractors to buy contracted required supplies through KBS
• Help contractors when billing problems arise
Additional Duties and Responsibilities:
Perform other duties as assigned by Regional Zone Manager.
Education:
• Undergraduate college degree preferred or requisite work experience
Experience:
• 3-4 years management experience with 3 or more years in janitorial or building
maintenance/service or exterior services or restaurant industry preferred. Multi-site management
experience preferred
• Successful experience in developing and maintaining vendor relationships
• Experience in managing budgets
Working Conditions/Physical Requirements
• Regular workdays with occasional overnight travel depending on region geographical size (may
include weekends to address issues or customer visits) • While performing the duties of this job, the employee is regularly required to sit; use hands to
finger, handle or feel and talk or hear
• Lift, carry, push, and pull up to 50 pounds
• Kneel, crawl, and squat periodically
• Stand and walk for extended periods
• Reach above head and shoulders
• Climb stairs and short ladders
Environments:
Regular office environments; standard office equipment fumes. Visits to customer sites may include:
• Building, warehouse, or restaurants, which may include varying temperatures and moderate noise
levels
• Health club environment must have the ability to work respectively in close quarters with gym guests
and associates
• Exterior services, which may include varying weather conditions and temperatures and moderate
noise levels
• Site environment may have varying workstations and varying interactions with customers and
staff
• Working conditions may include small spaces, dust, fumes/odors, hot/cold temperatures,
inside/outside noise, vibration, standing on concrete for long hours, and wet or uneven surfaces
Travel:
• Travel is required for this position
• Reliable transportation is required (including maintaining a valid Driver’s License and ability to
travel meeting Federal travel requirements for air travel)
