RXR Hiring for Retail Leasing Associate at New York, NY Full Time

The Retail Leasing Associate (”RLA”) will serve as a dynamic and important team player in driving activity, market awareness, tenant relationships, and transaction success across RXR’s 1.0 Million + SF retail portfolio. The RLA will have the energy and resourcefulness to thrive in a highly entrepreneurial, evolving department within a highly fast-paced company. The RLA will work with the Retail team and various internal and external collaborators to position retail vacancies to the market and tenant bases. This entails quickly learning the assets and understanding the spaces; proactively engaging in – and in various cases directly facilitating – the touring and lease proposals, as well as participate in the ultimate lease negotiation process. Moreover, the RLA is essential to the leasing success through being a proactive and direct manager of the retail marketing process so that spaces are creatively and effectively brought to market and the RXR Retail Brand remains top-of-mind and fulfilling a best-in-class market reputation.
In order to be successful as a colleague and drive success of the overall Retail Function, the RLA will also be responsible for and have routine exposure to analytical work including but not limited to market statistics, deal statistics, data input, economic analyses, deal tracking and multiple proposal level setting, commission calculations and other facets critical to consummate real estate business
understanding.
The RLA will also have significant exposure to capital and investing partners, tenants representing a full spectrum of corporate hierarchy across multiple industries, and various RXR senior executives. The RLA should have a hunger and desire to hone presentation and public speaking skills as well as become versed in various industry trends and data across tenant bases.
PRINCIPAL RESPONSBILITIES:
- Prepare written proposals or a response to a Request for Proposal (RFP) from a tenant or their representative (Broker)
- Work with RXR Construction Services to facilitate architectural test fits and estimating work budgets
- Assist in gathering information in order to analyze potential of transaction by financial analysis versus transaction assumptions
- Participate in the leasing process and assist in gathering appropriate tools during the transaction process
- Prepare transactional summary for attorney or lease administrator to draw leases
- Track market conditions (available space, asking rents, comparable deals etc.) in order to better understand the NYC retail market and competitive building set
- Maintain and organize the leasing data bank. This includes tracking, inputting, verifying and triangulation of all comps and TIMS, market reports, special projects either prepared internally or from external sources
- Prepare quarterly reports for corporate reporting
- Provide periodic projection updates for lease up & renewals
- Walk all assets continually to monitor and audit: building and vacant space cleanliness and appearance
- Document and follow up on all department deliverables and timelines and keep workflow on track to maintain schedules. Marketing, construction and asset management departments will be most of the focus on maintaining timelines
- Assist in the preparation of the bi-weekly leasing call. Make sure all metrics are correct and in presentation form
- Coordinate with architecture, property management & construction divisions for design, construction & move-in details
- Coordinate execution of brokerage agreements, commission calculations and invoices ensuring all brokers are paid in a timely fashion
- Conduct tours with prospects
- Generate detailed demographic and market studies where relevant
- Lead all retail marketing coordination including but not limited to:
- Manage marketing vendors
- Support rendering and photography needs
- Support public relations efforts
- Coordinate maps, pitch books, email campaigns, and advertising
- Mange brokerage events and broker promotional opportunities
- Customized/Tailored collateral
- Retail website and MLS/ILS updates and maintenance
- Organization and Maintenace of floorplans and merchandizing plans
- Updating (via RCS) of the Retail Dossier
- Coordination of Broker Agency and relevant team/leasing meetings

QUALIFICATIONS
- Bachelor’s Degree
- Computer literate with advanced ability and knowledge of Excel
