We were founded in 1963 with just a small number of sit-down restaurants and over the last 50+ years we have built a strong restaurant platform focused on adding and scaling leading brands in outstanding restaurant markets. Our Support Center is located Murray, Utah and we are looking for talented people to join our team in supporting the 11,000+ team members who operate our restaurants. JOB DESCRIPTION

Purpose:

The Director of Real Estate will be Sizzling Platter’s “on the ground” resource to find outstanding retail real estate that fits our criteria. The Director of Real Estate will coordinate with the Vice President of Development across all brands to obtain the best possible real estate for our stores. A successful candidate will meet or exceed the company’s established goals for new restaurant openings within our target markets and will be measured on new restaurant openings, incremental sales after opening, average unit volumes of new locations and average total invested capital in new restaurants.

Essential Duties and Responsibilities:

• New site acquisition, broker management, LOI negotiation, lease negotiation, TIA collection.
• Landlord negotiations and relationships including established lease standards and practices, renewals, and related issues.
• Maintain established vendor relationships essential to the ongoing execution of the development program including brokers, attorneys, landlords, and others.
• Own and lead site approval process and ensure all stakeholders are informed and involved.
• Make recommendations on excellent new locations.
• Support VP of Development to ensure accurate planning for new shop openings including occupancy costs, projected sales, landlord delivery dates, site delivery conditions, and collection of tenant improvement allowances.
• Participate in company market planning and expansion, and real estate strategies to enhance development program processes and performance.
• Lead new market real estate planning efforts.
• Negotiate the deal, and continue to own the deal and act as liaison to the landlord when it is done.

Job Knowledge, Skills and Abilities:

• Ability to build strong relationships with real estate brokers
• Strong financial orientation and understanding of what drives a successful location
• Self-starter, capable of helping dramatically grow our restaurant business
• Excellent written and oral communications skills
• Flexible and adaptable to change
• Ability to assist with presentation of real estate sites to members of the executive team
• Flexible and open to possibilities, feedback, and the need to alter current plans or approach

Qualifications:

• Minimum of 5 years’ experience with responsibility for retail site selection and lease negotiation in a multi-unit retail environment, preferably within the restaurant industry.
• Bachelor’s degree.
• Ability to spend 80% of time travelling in the company’s growth markets.
• Proven success at deal-making in a growth environment.
• Corporate-level quick-serve or quick casual restaurant experience, preferred.
• Understanding of retail leasing issues and negotiation strategies.
• Understanding of and experience applying demographic and spatial analysis to market planning and trade area evaluation.
• Familiarity with retail/restaurant design and construction and understanding of typical components of retail store/restaurant investment.
