Seeking an Acquisitions Associate to help expand our single family residential portfolio. A successful candidate will have a proven track record of single family residential acquisitions. Including all parts of the acquisition process – from deal sourcing through closing. A successful candidate also must have the ability to work independently and in collaboration with the rest of the acquisitions team.

• Interfacing with the brokerage community and principals directly to source single-family and long term rentals investment opportunities.
• Leading underwriting and recommending acquisition targets after researching properties, rent and sale comps, submarkets, demographics, physical characteristics and other pertinent information.
• Fostering and maintaining good working relationships with brokers, sellers, lenders, property managers and vendors to help facilitate acquisitions.
• Being the focal point of the due diligence process, including gathering and analyzing due diligence materials and coordinating third party reports. This includes verifying property details, market analyses, title/survey, rent comps, as well as completing property inspections, unit walks, lease file audits, and maintenance audits.
• Working with lenders to identify optimal debt strategies and negotiate debt documents.
• Familiarity with private investor capital legal structures and accounting treatment, as well as with institutional joint-venture structures and processes.

Requirements

• Minimum of 3 years in single-family real estate acquisitions background with a proven closing track record.
• Bachelor’s and/or Master’s degree in Finance, Real Estate and/or Economics
• Highly proficient with Microsoft Excel including the ability to create complex financials models and waterfalls.
• Self-starter and highly motivated with the ability to multi-task.
• Ability to travel frequently to target markets.

Job Type: Full-time

Pay: $80,000.00 – $100,000.00 per year
