JOB SUMMARY
Thepurposeofthispositionistomonitorsmall,lesscomplexconstructionprojectsforclients,withdirectaccountabilityfor projectdelivery. The position may also perform construction inspection duties for larger, more complex projects. Key project focus areas include scope, budget, schedule, quality assurance, and risk management.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Perform ‘Mobilization Manager’ role on several projects simultaneously includingcollectingandloggingprojectdocumentationuntilquantityofmaterialinformationwarrantsprojectassignmentto thereport writer.
Conduct periodic site visits to monitor the progress of construction, review status ofworkcompletedduringtheperiodcovered,reviewthatworkisgenerallyproceedingin a good and workmanlike manner and in general accordance with the approveddrawingsandspecifications.
Review contractors’ direct cost payment requisitions and budget status, review ofsubcontracts,bonds/subcontractordefaultinsurance,reviewofchangeorders,reviewof Developer’s monthly Job Cost Reports, opine on adequacy of contingency, reviewof construction and disbursement schedules, review of lien waiver and otherdocumentationsubmitted bytheDeveloper.
PrepareProjectStatusReportsandrecommendthereleaseofconstructionfunds.
Reviewcontractdrawingsandspecificationsandopineforcompletenessandgeneralcompliancewithcommonlyacceptedarchitectural/engineeringbestpractices.
Analyze the Developer’s direct and indirect cost budget including cost estimate back-upandcoordinatewiththeCostAdvisorygroupperformingparameterestimates,spotquantity take-offs and review of supporting documentation submitted by theDeveloper,contractor andsubcontractors.
Review and make relevant comments concerning the terms of the constructionagreement, the submitted subcontracts, architectural and engineering designagreements, building loan agreement as well as review both Contractor andArchitect’squalificationstatements.
Review and comment on construction and disbursement schedules as well as othersubmitted document including but not limited to: zoning approvals, certified surveys,building permits and approvals, utility company approval letters, soil and foundationengineeringreports,anddesigner’scertificationofcodeandADAcompliance.
Interact on a regular basis with client personnel, third-party personnel contracted to the client or to CBRE, and inspectors from authorities having jurisdiction. Ensure that goals and objectives are established, then achieved. Develop and implement action plans to correct variances. Lead constructability reviews.
Responsible for inspecting the work performed by the general construction trades and client-directed specialists to ensure that they conform with the construction documents, as well as meet the requirements of the authorities having jurisdiction and accrediting bodies.

EDUCATION and EXPERIENCE
Bachelor’sdegreeinArchitecture,Engineering,ConstructionManagement,orrelatedfield.Minimumtwoormoreyears’constructionadministration,architecture,engineeringorsimilarexperience.
CERTIFICATES and/or LICENSES
WorkingtowardsoreligibleforlicensureaseitheraProfessionalEngineerorRegisteredArchitectisdesired. Ongoing pursuit of LEED AP, Project Management Professional (PMP), and Certified Construction Manager will also be taken into consideration.

Excellentwrittenandverbalcommunicationskills.Strongorganizationalandanalyticalskills.Abilitytoprovide efficient, timely, reliable and courteous service to customers. Ability to effectively presentinformation.

Requiresknowledgeoffinancialtermsandprinciples.Abilitytocalculateintermediatefiguressuchaspercentages,discounts,and/orcommissions.Conductsbasicfinancialanalysis.

Abilitytounderstandandcarryoutgeneralinstructionsinstandardsituations.Abilitytosolveproblemsinstandardsituations.Requiresintermediateanalyticalandquantitativeskills.
OTHER SKILLS and ABILITIES
Intermediate skills with Microsoft Office Suite. Ability to read and understand architectural and engineering drawings.WorkingknowledgeinMSProjectishelpful.Knowledgeofleases,contracts,andconstructionpracticespreferred.
Basic knowledge of the entitlement/permitting process and construction delivery methods andagreements.Somefamiliaritywithconstructionbestpractices,generalbuildingcodes,andvariousbuildingtypesandsystems.Passionforbeingdetailorientedandhighlyorganized.
