Coast Mental Health Hiring For Maintenance Supervisor (Permanent, Full Time) at Maple Ridge, BC Full Time

Job Summary
Under the direction of the Facilities Manager, the Building Operator Supervisor supports and oversees the day to day operations and work schedules of all building operators, trades and contractors under their direct supervision. This position will also require closely working with our Program and Housing Support staff and Management.

This position is based out of Maple Ridge with flexibility to move as operational needs dictate.

Hours of Work:
Monday – Friday: 07:00 – 15:00 hrs and on call

Typical Duties
The Building Operator Supervisor supports a team of Building Operators and coordinates the daily work assignments of the staff to ensure work completed in a timely manner and to the standards set by Coast for all properties assigned by the Facilities Manager.

Duties to include but are not limited to:

• Prioritizing and assigning daily maintenance issues and Work Order Requests to building operators and trades
• Coordinating work of outside contractors
• Supporting and coordinating Properties maintenance staff for effective resource planning and workload allocation needs.
• Coordinating and managing all building (and major equipment) regular and annual inspections to identify anomalies and take action to address these
• Assisting the Facilities Manager with the management of a Preventive Maintenance program by providing feedback and ensuring the program is carried out to enable maximum life expectancy of facilities and building systems
• Monitoring a Coast-wide integrated pest management program by ensuring compliance with all regulations and developing a schedule for treatments.
• Ensuring quality and scope of work done by outside contractors as per approved quotes
• Assisting property manager to establish and implement training schedules for building operators
• Facilitating access to properties and assisting where necessary all trades and services plus statutory officials such as fire inspectors, police and boiler inspections
• Coordinating pest inspections and annual suite inspections
• Providing hands-on assistance with building maintenance and repair requests and provide support to maintenance personnel in carrying out their duties.
• Attending fire and safety meetings

In addition:

• The BO Supervisor will be responsible for all City issues such as Permits & licenses, Zones & by-laws, Fire & safety codes, Operating codes (elevators, electrical, mechanical, structural, etc.), and will attend to ad hoc duties and rotation on-call program, as needed.
• Will provide input to the Facilities Manager, in terms of:
  • Performance reviews for staff
  • Vacation and on call scheduling
  • Servicing and replacement of cleaning and maintenance equipment
  • Landscaping and grounds maintenance requirements
  • Fire and safety drills
  • Training and educational requirements of Building Operators

Qualifications

• Formal Education and Practical Experience in the following areas: Plumbing, HVAC, Electrical, and Mechanical systems
• 3+ years supervisory experience
• 5+ years of experience with multi-unit residential buildings and systems including security, fob, entry systems
• Must have a Class 5 B.C driver’s license and access to a reliable vehicle
• Proof of Full Covid-19 Immunization
• Ability to provide/obtain the following upon hire:
  • First Aid Certificate
  • WHMIS Certificate
  • Criminal Record Clearance through the ministry of justice

• Possess good independent organizational skills
• Exceptional written and verbal communication skills
• Physical ability to lift and carry 50lbs
• Ability to operate related equipment
• Ability to work independently and in cooperation with others
• Knowledge and experience with mechanical, electrical and building systems
• Knowledge and experience with cleaning supplies and WHIMIS
• Ability to establish and maintain rapport with clients.
• Ability to work with people with mental illness
