Our client is committed to delivering design-led public and affordable housing developments across regional New Zealand. The company has a strong pipeline of work committed for at least the next three years. The company is fast-moving and progressive, and the small but high-performing team works together to procure excellently located, socially responsible, and buildable properties. Due to growth within the company, they are on the lookout for a Project Manager to join their high-performing team.

Your new role

As a Project Manager, you will be responsible for managing medium-density residential developments across regional New Zealand. You will work closely with the Head of Project Delivery and Senior Project Manager to ensure that projects are delivered on time and within budget. You will manage around 4 projects concurrently, ranging from $4m-$10m construction value.

Your responsibilities will include:

• Coordinating consultants to ensure an efficient Building Consent process that limits project variations, preparing and managing project programmes, and ensuring that project timeframes are achieved and improved wherever possible.

• You will also manage Head Contractors to deliver the project on time and budget, including regular contractor reporting and chairing Project Control Group meetings.
• Assist the Head of Project Delivery in identifying areas for value engineering, cost savings, and build efficiencies, and in implementing innovative construction methodologies to ensure continuous improvement.
• Review and approve monthly progress claims, ensuring that project costs are well-controlled and within the agreed budget.
• Coordinate contractor procurement processes, including tender analysis and selection alongside the Head of Project Delivery.
• Ensure that projects and Head Contractors comply with the company’s compliance and Health and Safety policies and procedures.
• Responsible for reducing and validating project variations and managing practical completion activities, including coordination of completion paperwork, closing out defects, and handover to Property Manager.
• Maintain strong stakeholder relationships, including clients, contractors, consultants, affiliate companies, and internal team members.

  What you’ll need to succeed

• 8 years of experience in NZ residential development projects
• Sound working knowledge of the NZ building industry is crucial.
• Experience in complex contractual negotiations and agreements
• Working knowledge of subdivision requirements under the RMA for both free simple and unit title is advantageous, however not essential
• Sourcing of suitable materials and tender review process
• This role will suit candidates that take complete ownership of the process from conception through to delivery.
