JOB SUMMARY:
The Site Project Manager (SPM) is the Hospitals’ representative who liaisons with contractors, consultants, vendors and suppliers on the capital projects. The SPM works closely with the Facilities Supervisor, the Plant Manager, the Project Manager and the Director of Planning & Facilities and is one of the main contacts for all Hospital’s departments, municipalities, MOL and third parties for capital projects.

RESPONSIBILITIES:

• Be responsible for the on- site construction activities and the main contact for the contractors
• Works closely with Planning and Facilities personnel to help facilitate the on-site construction and success of the projects
• Proactively manage issues by leading and coordinating tasks to support construction/project progress
• Works closely with the design consulting team to review, troubleshoot, and resolved on site issues
• Demonstrate a proactive focus on client and project requirements in a timely and cost effective manner
• Review change order, SI & RFIs prior to issuance to the contractor
• Reviews change order quotations and provide recommendations
• Evaluates, reviews and forecast construction project schedules
• Assess, monitor and recommends monthly contractor billings
• Plan and coordinate all project required construction work with the impacted Hospital areas including but not limited to shut downs with Plant Services Department
• Review and provide recommendations on pre-tender drawings
• Chair and document meetings as required, set action items and follow up accordingly
• Prepare and update project status reports along with any required construction related communications
• Investigate, as required, existing facility systems, equipment, along new purchased items in relation to the contract documents
• Document and monitor on site progress including daily/weekly site photos
• Manage concurrent complex, high dollar value and often sensitive projects and bring projects to completion on time and within budget by effectively managing work pressures, multiple demands, conflicting priorities and stressful situations
• Manage concurrent activities with consultants, contractors, other levels of governments and external agencies/utilities, as required
• Plan, monitor and manage change through formal change management processes and stakeholder/customer relationship management including reporting on variances to the approved project baseline and managing the approval or mitigation of these as appropriate.
• Monitor and manage project baseline to ensure activities are occurring as planned – scope, budget and schedule and managing variances.
• To continuously re-evaluate project status, identify issues and risks, and provide recommendations for resolution and escalate when necessary.

REQUIREMENTS:

• Minimum of 10+ years experience as a construction superintendent
• Worked on renovation and phased projects along with green field sites
• Knowledge of Z317 13 and CSA Z8000 series documents
• Detailed knowledge of the Occupation Health & Safety Act; MOL Regulations, CSA Standards, Building Codes, Fire Codes and Engineering Standards
• Knowledge of codes, acts and regulations pertaining to the construction industry
• Demonstrates sound understanding of mechanical and electrical systems along with structural and architectural components
• Demonstrates understanding of all construction disciplines and general construction practices
• Commitment to high standards of procedural safety and regulatory compliance
• Strong interpersonal, written, and oral communication skill required to interact with hospital personnel, consultants, contractors, and stakeholders
• Strong leadership and facilitating skills to interface with the consulting professionals, authorities having jurisdiction, hospital personnel and the construction community
• Excellent organizational and time management skills required to adjust and meet unpredictable deadlines or changing priorities
• Above average negotiation skills, creativity and ingenuity
• Applies a self-driven, self-guided professional approach to the work
• Applies a positive and solution driven attitude in both a team dynamic and in independent work
• Takes pride in doing and completing good work

PREFERRED:

• Post secondary technical diploma / degree
• Degree or certifications in Engineering, Construction or Trades
• Gold Seal Certification
• Experience working in healthcare settings
• CAD or Revit experience
