The ABBA project provides alternative temporary accommodation (to bed and breakfast) to homeless people. Occupants will be supported during their stay by a team of support staff, which can be for a few weeks to a few months

We are looking for a Property Cleaning & Maintenance Operative to join our team in Swansea.
You will be part of a mobile team working alongside our cleaner/caretaker, as well as lone working. You will be responsible for the basic maintenance of the 43 properties, and for cleaning the properties when a resident moves out so that it meets the required standard for the next resident to move in. You will liaise with Swansea Council and Housing Associations to ensure all repairs are reported to them and liaise with contractors.
You will be required to ensure that all works, and safety procedures are followed, and electronic record keeping is accurate and to undertake routine maintenance checks of properties, equipment, and the company vehicle you will be driving.
For this role, you should have excellent customer service skills, basic computer skills, the ability to follow procedures and safe working practices and a can-do attitude.
A driving license is required for the role and an induction will be given to successful applicant in all aspects of the job description.

Main Duties and Responsibilities
1. To conduct general repairs, maintenance and cleaning on the properties operated by the ABBA project as directed by the service manager, ensuring that voids are kept to a minimum and properties are ready for occupation at the earliest possible opportunity.
a) To undertake all basic maintenance and repairs as directed.
b) To inspect the properties before they become vacant to identify the necessary repairs and cleaning required.
c) To ensure outside and communal arears are clean and risk free.
d) To ensure all properties are cleaned and ready for occupation whilst void on an agreed schedule, including arranging deep cleans as required.
e) To ensure properties are furnished to a set standard and all inventory items have been replenished.
f) To report maintenance and repairs identified during the course of work to the ABBA Service Manager and rectify where ever possible.
g) To ensure correct disposal of recycling, general and confidential waste.
h) To liaise daily with management to update on priority work and requisition requirements.
i) To supervise client volunteers in undertaking light maintenance and gardening duties.
2. To liaise with all relevant Local Authority and Housing Association departments.
a) To ensure that installation of alarms is arranged prior to properties becoming void or on move out.
b) To ensure that any relevant paperwork regarding works carried out are retained and filed in the property files or electronically.
c) To liaise with relevant departments for routine inspections and repairs to be arranged and carried out as and when required.
d) To ensure access is available when a property is void for Housing Association and Local Authority representatives to assess for repairs to be carried out.
3. To liaise with building merchants and other relevant suppliers.
a) To ensure that the correct materials are used for each job and are delivered on time, or collected when necessary.
b) To liaise with the Service Manager where necessary ensuring the use of approved contractors/suppliers and to report any unsatisfactory services.
4. To ensure adherence of Health & Safety requirements of the organisation.
a) To report issues of concern to the manager promptly as they arise.
b) To complete all relevant health and safety paperwork and risk assessments, ensuring all aspects of Health and Safety practices associated with the role are observed including manual handling, control of substances hazardous to health (COSHH), provision of use of work equipment (PUWER), lone working and asbestos regulations.
c) To work according to client risk assessments when working in tenanted properties.
d) To be conscious of the health and safety needs of yourself and others who may be affected by the work you are carrying out including erecting signage and notifying individuals of your presence.
e) To wear and maintain suitable personal protective equipment where necessary and to report any defects or requirements to the Head of Facilities.
f) To be responsible for the removal of sharps and dispose of them in the correct manner using the correct equipment.
g) To regularly carry out any necessary checks on cleaning equipment, power and hand tools supplied by The Wallich.
5. To assist in the overall running of the project.
a) To work in line with all Wallich policies and procedures.
b) To participate in own supervision.
c) To undertake relevant training.
d) To report to manager regularly informing him/her of issues arising during the course of the work that require policy decisions.
e) To ensure adequate administrative records are kept.
f) To develop links with voluntary and statutory bodies in furtherance of the organisation’s work and for the benefit of the Service User.
g) To ensure the maintenance of good standards of cleanliness, hygiene and adherence to Health and Safety regulations.
h) To take part in all aspects of lone working as directed by the policy.
i) To partake in a team handover where applicable.
j) To undertake other duties within the remit of the post.
6. Other
a) To work and travel across Swansea and surrounding areas as required.

1. Knowledge
a) Knowledge and understanding of general building maintenance.
b) Knowledge and understanding of the legal compliance frameworks within which you are expected to work (e.g. COSHH, Health and Safety Regulations etc.).
c) Knowledge of how your personal life can affect your own performance and attendance.
d) Knowledge and understanding of the issues that homeless people face.
e) Knowledge and understanding of professional boundaries when working with vulnerable people.
2. Experience
a) Experience of identifying and undertaking minor repairs or maintenance, including carpentry and decorating.
b) Experience of domestic and commercial cleaning.
c) Experience of identifying hazards and writing/revising risk assessments for health & safety issues.
d) Experience of recording your work in paper or digital systems.
e) Experience of prioritising workloads to meet deadlines.
f) Experience of building beneficial relationships with a range of agencies, members of the team and the wider organisation.
g) Experience of engaging with diverse people in a non-judgemental way.
h) Experience of working with vulnerable people.
i) Experience of dealing with challenging situations.
3. Other
a) Confident and able to lone work on own initiative and without close supervision.
b) Driving licence essential.
c) Competent using Microsoft Word, Excel and MS Outlook.
d) Flexible and able to meet the changing needs of the service and the organisation.
e) Ability to communicate in Welsh is desirable but not essential.
