DEVELOPMENT COORDINATOR Position Purpose: Development Coordinator Coordinates and monitors the various procedures that are designed to expeditiously complete construction and real estate related activities.

Principal Accountabilities: In addition to the following McDonald’s policies and procedures, principle accountabilities include but are not limited to:

Relationships

• Works closely with Legal, Development Director, Expeditor, Real Estate and Construction Coordinator, Construction Managers, Real Estate Field Lead, Area Construction Managers, Real Estate Portfolio Managers, Field Finance Team, National Field Finance (NFF), Global Business Services (GBS) and National COE Teams.
• Educate and serve as a resource to the field development team in processes and procedures (i.e. PCA, Smartsheet, Tririga)
• Maintains relationships among the general contractors, suppliers and franchisees Skills

• Excellent Communication Skills
• Ability to adapt to changing needs of the business
• Technical skills not limited to Microsoft Office, Oracle and Smartsheet

• Ability to work independently and collaboratively in teams Core Responsibilities
• Responsible for understanding programs and initiatives
• Responsible for creating, maintaining, and tracking project details in all McDonald’s applications. Including but not limited to: o Smartsheet o Oracle /PCA o US Portal o Milestone Tracker o Tririga o Restaurant Closing Application (RCA)
• Update US Portal with development characteristics
• Assign Location Codes in US Portal
• Update PCA questionnaire for all projects
• Real Estate COE/FDT to coordinate for new and relo store deliverables
• Reviews contracts/leases from legal to create a critical dates memo to be shared during the project kick off call.

Orders and reviews all due diligence, title, survey, site plan, utility plan, confirms ACM reviews and comments on environmental reports.

• Work with outside parties and legal to vacate/dedicate easements as needed
• Prepares Rebuild title and survey comments and submits to legal for review in a timely manner to meet ground break dates.
• Obtain Rebuild legal clearance and ensure all tasks are complete before projects are released for ground break
• Ensure all tasks are complete before New/Relo sites are released for ground break
• Confirm professional service master contracts and insurances are in place and current for surveyors, architects, and engineers
• Process Service Supplier Proposals (SSP) and receipt invoices for professional services
• Create manual purchase order for title services along with receipting
• Send minimum survey requirement form to surveyor when order is placed

• Responsible for confirming all required documents are in place prior to project closeouts (i.e. minimum survey requirement form) •

• Ensures all tasks are complete before releasing projects for ground break
• Ensures that program consent and commitment letters are sent and executed by applicable parties within timelines where stated.
• Verifies general contractor’s Certificate of Insurance is current and up to date on the compliance report.

Issue and maintain all required paperwork from GC (i.e GC Master Agreement and Project Authorization Order)

• Process GC bids, draws & change orders
• Ensure retainage release checklist is complete before final GC payment is released
• Responsible for processing Franchisee preliminary drafts
• Responsible for preparing and submitting project closeouts o Ensuring costs are correctly allocated. Process paid invoice transfer form if applicable. o Obtain special deal and/or impact award from field finance if applicable.
• Ensure audit guidelines are met throughout project duration
• Request, track and obtain bonds, letters of credit and release of bonds
• Assist in tracking all special use and conditional use permits
• Process legal clearance and third-party consent for remodels
• Sets up new suppliers and required supplier maintenance requests
• Sends communication to GBS for first day of “no sales” for rebuilds
• Assist with set up and training of new general contractors and suppliers
• Ensures that Smartsheet site files are organized, maintained, updated and contains required information on Real Estate Package Checklist and Real Estate applicable items on the Construction Folder Required Documentation Checklist
• Supports the vision planning process
• Executes to achieve plan
• Facilitates and actively participates in Development meetings
• Work with Portfolio Manager to resolve property management issues (legal clearance, property disputes, condemnations, excess property issues, contracts, and deed restrictions, etc.).

Pay range: $32.21 – $40.26

• 
  Must be fully vaccinated (i.e., at least 2 weeks after last dose) for COVID-19 and, if hired, present proof of vaccination by start date.

Candidate should possess specific knowledge of commercial real estate (primarily retail and ground up development), have experience with interpreting and analyzing various legal documents, understand title and survey documents, and have competency in the full Microsoft Office Suite with an emphasis on Excel, Power Point. Candidate should have generally strong technical skills with the ability to adapt to other software applications such as TRIRIGA and Co-Star, SharePoint, SmartSheet and other proprietary software.

In addition, the ideal candidate will possess solid organizational skills, have the ability to balance competing priorities, have very strong communication skills with the ability to express ideas effectively, work well in a fast-paced environment and can adapt easily to changing processes and responsibilities. Candidate must also be effective at working remotely and be able to meet deadlines and other deliverables with moderate supervision
